Tenant Frequently Asked Questions

  • Q: Are you looking for perfect credit?

    A: Few people have “perfect” credit. However, if you already know that your credit report will reveal a recent bankruptcy, eviction or excessive negative lines of credit, your application will not be approved. Our landlords do, however, require all applicants to have a FICA credit score of at least 650, plus a combined gross income of at least 3 times the monthly rent. This means, for example, that if the rent is $1000.00 per month, all applicants must have a verifiable combined income of at least $3000.00 per month.
  • Q: Do you accept co-signers and/or Section 8 vouchers?

    A: We accept Section 8 vouchers but do not accept co signers
  • Q: May I install a satellite dish or Direct TV in my unit?

    A: You may place the dish inside your unit or on the balcony of your unit. However, we do not permit drilling or the placement of a dish on the rooftop of our units.
  • Q: Does the unit have connections for cable TV, DSL or internet connections?

    A: Please look for any pre-existing wiring during your visit to the unit. If the unit does not have the wiring you require, you must first submit a written request to us for permission to install the wiring.
  • Q: May I install my own refrigerator?

    A: Sure, if there is no existing fridge that came with the unit. However, we will not store an existing fridge to accommodate space for yours.
  • Q: May I move in prior to my scheduled move-in date?

    A: No, as the Landlord does not want the liability.
  • Q: Is my security deposit refundable?

    A: Yes. The Landlord has 21 days from the time you vacate the unit to refund your deposit, less amounts for normal wear and tear.
  • Q: What do I do if I require maintenance inside my unit?

    A: For routine maintenance requests, please make maintenance request in your tenant portal. For emergency maintenance only, please call the office.
  • Q: What if my roommate moves out and I find someone to replace him/her?

    A: The incoming roommate must first submit a credit application. You must also complete a form for all parties to sign, which will act as an addendum to your existing lease. Short term rentals (which includes, but is not limited to AirBnB) are strictly prohibited.
  • Q: How do I handle utilities?

    A: Upon acceptance of your credit application, each tenant must contact their local utility company and have service turned on in their name, effective the first day of your occupancy. Your lease will state those utilities paid by the landlord. All other utilities will be paid by the tenant.
  • Q: Do you allow pets?

    A: No pets of any kind are permitted in the unit or on the premises.
  • Q: Do you allow smoking?

    A: No smoking is permitted inside the units or anywhere on the common areas of the property.
  • Q: My application to rent was denied for failing to satisfy the published rental criteria. How do I obtain a free copy of my credit report?

  • Q: I have a verifiable source of income, but my spouse/ roommate does not. May we still apply?

    A: All adult (18 or older) applicants should have a FICO credit score of 690 or better, regardless of income.
  • Q: My spouse/ roommate has no credit. May we still apply?

    A: We will consider only those applicants with a FICO credit score of 690 or better.
  • Q: I have a job, good credit, and a source of income. My roommate/spouse does not. Should we still apply?

    A. All applicants, regardless of income, should have a FICO credit score of 690 or better.
