We review all applications in the order received. Once we determine that the
information provided agrees with our published rental criteria, applicants
will be notified via email and provided instructions on how to pay the $45.00 application
fee using Paypal.
**We do not accept cash or personal checks for application fees.
Once your application fee is received, we will commence running your credit report. You will be notified of the results within 48 hours.
If you have submitted an application to rent and are not contacted within 48 hours,
this means that your application failed to meet our published rental criteria or that
the vacancy has been filled. Your application will not be processed.
We follow all Federal and State housing laws and do not discriminate against any person based on familial
status, race, sex, religion, age, or handicap.
Fair Housing Occupancy Standards:
The maximum occupancy standards are:
- Studio= 2 people
- 1 bedroom= 3 people
- 2 bedroom= 5 people
- 3 bedroom = 7 people
All occupants 18 years or older must submit a
completed application. All lines must be filled in. If a line is inapplicable to you, you must place “N/A” on the
line. Inaccurate, false, or materially misleading information will disqualify the applicant(s).
All applicants must provide a clear copy of their valid driver’s license.
Military ID cards are not accepted.
Combined gross monthly income of all leaseholders must be at least 3 times
the monthly rent. Proof of income must be submitted with each application. Acceptable proofs of income
- Two most recent paycheck stubs with YTD total
- If you are self-employed, please provide your previous year’s tax return and 3 months personal bank
statement (must be from the same account) to show sufficient income of at least 3 times the amount of
rent. Jobs that are based off tips, commissions or bonuses will be considered self-employed.
All applicants must have a verifiable credit history and report that
demonstrates a willingness to pay financial obligations in a timely fashion.
- Applicant must have a FICO score of at least 650.
- We will not accept any applicant with negative lines of credit that remain outstanding or are
currently in collection.
- Bankruptcies must be discharged and at least 7 years old.
- We run eviction and criminal background reports on all applicants.
Applicants named in evictions will automatically be disqualified.
Please provide at least 2 years of verifiable and favorable rental history from unbiased sources
(relatives, in-laws, and/or employers are not considered unbiased sources).
- Applicants with monies owed to prior Landlords will be disqualified, unless debt is verifiably satisfied.
- Applicant shall have a minimum of 1 year’s accumulated rental history or ownership of primary
residence in their name.
- Applicant shall be at the same job or within the same industry for 1 year or more.
- Applicants other monthly financial obligations will be taken into consideration when
determining applicant’s ability to pay rent.
- All apartments shall be considered available until PPM has received money orders or cashiers
checks for all move in costs, and a signed lease. (Page 1 of 2)
- We often receive multiple applications for the same unit. Applications are processed on a first
come, first serve basis. The most qualified applicant based on the rental criteria above will be
offered to lease a unit.
- Applicants must have all move in funds no later than 48 hours following the day of acceptance.
- We do not accept third party checks and/or payments.
- Signatures on your driver's license and application will be verified.
Q: Are you looking for perfect credit?
A: Few people have “perfect” credit. However, if you already know that your
credit report will reveal a recent bankruptcy, eviction or excessive negative
lines of credit, your application will not be approved. Our landlords do, however,
require all applicants to have a FICA credit score of at least 650, plus a combined
gross income of at least 3 times the monthly rent. This means, for example, that if
the rent is $1000.00 per month, all applicants must have a verifiable combined
income of at least $3000.00 per month.
Q: Do you accept co-signers and/or Section 8 vouchers?
Q: May I install a satellite dish or Direct TV in my unit?
A: You may place the dish inside your unit or on the balcony of your unit.
However, we do not permit drilling or the placement of a dish on the rooftop of our units.
Q: Does the unit have connections for cable TV, DSL or internet connections?
A: Please look for any pre-existing wiring during your visit to the unit. If the unit
does not have the wiring you require, you must first submit a written request
to us for permission to install the wiring.
Q: May I install my own refrigerator?
A: Sure, if there is no existing fridge that came with the unit. However, we
will not store an existing fridge to accommodate space for yours.
Q: May I move in prior to my scheduled move-in date?
A: No, as the Landlord does not want the liability.
Q: Is my security deposit refundable?
A: Yes. The Landlord has 21 days from the time you vacate the unit to refund
your deposit, less amounts for normal wear and tear.
Q: What do I do if I require maintenance inside my unit?
A: For routine maintenance requests, please make maintenance request in your tenant portal. For emergency maintenance
only, please call the office.
Q: What if my roommate moves out and I find someone to replace him/her?
A: The incoming roommate must first submit a credit application. You must also complete a form
for all parties to sign, which will act as an addendum to your existing lease. Short term rentals
(which includes, but is not limited to AirBnB) are strictly prohibited.
Q: How do I handle utilities?
A: Parkside Landlord’s pay for water and trash only. Upon acceptance of your credit application, each
tenant must contact their local utility company and have service turned on in their name, effective the
first day of your occupancy. Your lease will state those utilities paid by the landlord. All other
utilities will be paid by the tenant.
Q: Do you allow pets?
A: No pets of any kind are permitted in the unit or on the premises.
Q: Do you allow smoking?
A: No smoking is permitted inside the units or anywhere on the common areas of the property.
These rental criteria apply to all applicants.
Application fees of $45.00 per adult applicant are non-refundable.
All persons who complete and submit the rental application hereby acknowledge that they have read and understand the rental criteria.
All applicants acknowledge having personally inspected the vacancy and have taken measurements (in advance of applying) to determine if this unit agrees with applicants existing furniture or appliances.
All vacancies remain on the market until the receipt of applicants security deposit and first month's rent.
